Specifications

Site & Excavation

  • Layout of the foundation and septic system as approved by local and state authorities. 4-bedroom septic system will be installed and constructed in accordance with the plan and Specifications as approved by the State of New Hampshire Water Supply and Pollution Control Commission. A copy of the septic design will be available to the Buyers at closing.
  • Water: on-site private well

Foundation

  • Poured concrete footings 3,000 psi, concrete walls 3,500 psi
  • Exterior foundation walls of house damp-proofed below grade
  • Drainage: 4” perforated pipe is installed around exterior perimeter of basement and run to daylight
  • Basement floors prepped for radon gas ventilation system; Builder makes no warranties or representations regarding radon levels in the home or in the water. Any mitigation shall be responsibility of Buyers.
  • Basement windows as per plan
  • Bulkhead with framed wood stairs, unless garage under or walkout basement

Framing

  • Pressure-treated 2” x 6” with foam fill seal between foundation and sill
  • Exterior walls: 2” x 6” at 16” on center, structural-grade s-dry hem/fir for better
  • Interior walls: 2” x 4” (or as per plan) at 16” on center, structural-grade s-dry hem/fir or better
  • Floor joists: engineered wood “I” joist as per supplier’s documentation, based on 60 lbs./sq. ft. live load (typical) where applicable or #2 s-dry hem/fir 2x10 or 2x12 floor joist per plan
  • Rafters: #2 structural-grade s-dry hem/fir. Rafter size as per plans, based on 90 lbs./sq. ft. snow load
  • Sub-floor: ¾” tongue and groove Advantech (or Equal) glued and nailed
  • Roof sheathing: ½” exterior-grade fir plywood
  • Wall sheathing: ½” exterior-grade fir plywood or zip system, per Builder’s preference
  • Roofing: architectural asphalt singles and ice and water shield applied at valleys and leading edges
  • Venting: house to have ridge vent and soffit vent
  • Note: floor joists, ceiling joist, and rafters are sized to local and national building code

Windows and Exterior Doors

  • White vinyl flat casing windows with tilt balances, insulated glass, full screens, and stationary grilles in glass. Sizes and quantities shall be based on the plans
  • 6’0” slider with insulated glass (no grilles) to deck as per plan
  • Covered porch/deck: composite floor, vinyl railings (if required), size as per plan
  • Front door: “Therma-Tru Smooth Star” 6 9/16” frame, white. Brushed nickel hinges and hardware
  • Other exterior doors: “Therma-Tru Smooth Star”
  • Exterior door hardware: Schlage or equal
  • Garage door: steel insulated raised panel carriage style; 1 row of windows
  • Garage door openers: unit provided for each door, along with remotes and keyless entry pad (for 1 door)

Exterior Finishes

  • Vinyl siding: CertainTeed Mainstreet installed per plan
  • Vinyl shakes: Cedar Impressions installed per plan
  • Currier Homes (Builder) has final approval of all vinyl color selections
  • White aluminum clad fascia and rakes
  • Shutters: low-maintenance, raised panel vinyl applied to front only as indicated on marketing plan
  • Porch ceiling: vinyl as per plan
  • Entrance steps per plan

Insulation

  • Exterior walls: R21 6” fiberglass insulation with poly vapor barrier
  • Sloped ceilings: R30
  • Flat ceiling of living area: R38
  • Attic: R38 blown-in insulation
  • Basement ceiling: R30
  • Air filtration: super-seal foam, fire caulk and therma-fiber package
  • Code compliance: building meets or exceeds IECC energy performance criteria

Fireplace

  • Livingroom: gas direct vent SL-750-TRLP-E or equal Heat n’ Glo
  • HVAC flue: gas flue as per HVAC specifications; to-be-determined

Heating and Air Conditioning

  • Two Train LP gas-fired furnace 97% efficient or equal
  • Two Train 16 Seer A/C units with two programmable thermostats or equal
  • Gas line hookups
  • Piping to fireplace, furnace, hot water tank locations only

Plumbing

  • Delta or equal. Brushed nickel finish
  • Pex and Copper piping for all water lines, PVC waste water piping and cast iron for gas piping
  • Locations shown on plans and includes the following:
    • Hot water: One 65-gallon PV WH tank; placement of hot water tank is at the discretion of the Builder and may not be in consistent location within all homes
    • Outside faucets: Two Frost roof/anti-siphon outside faucets
    • Laundry: One hot and cold water and drain as per location on plan

Electrical

  • Smart Home Amazon Echo
  • 200 amp service with circuit breakers; all circuits to be labeled in accordance with the home’s electrical layout locations
  • Any extra outlets and/or switches shall be charged accordingly with change order form
  • Smoke detectors where code requires
  • Recessed lights: 15 included
  • Spotlights: two included
  • Doorbell wired at front door; fixture is under lighting allowance
  • Ceiling fans in any walk-in closet
  • Exhaust fan with light in all bathrooms
  • Vanity lights over mirrors in bathrooms pre-wired
  • Ground Fault Circuits (GFI): all receptacles in bathrooms, kitchen, basement, and exterior of home are GFI-protected as per electrical code
  • Exterior, waterproof outlets: two included
  • All bedrooms wired for one ceiling light (fixture purchased through lighting allowance)
  • Pre-wired for ceiling fan in master bedroom and family room (if applicable)
  • Cable wiring in all bedrooms, kitchen, and family room
  • Phone jacks in kitchen and master bedroom
  • Dryer vent: provided at dryer location as per plan; installed and vented to exterior as per code
  • Lighting and fixtures allowance: $2,500, provided for the purchase and installation of all light fixtures, light bulbs, medicine cabinets, doorbells, and any other electrical devices

Interior Walls and Finish

  • ½” Gypsum board with smooth finish on all interior walls and textured ceilings
  • 5/8” Type X Gypsum board in garage and per IRC requirements
  • Ceiling height of interior living space as specified on plans (9’ first floor, 8’ second floor is standard)
  • Paint: choice of one wall color

Trim and Millwork

  • Interior doors: pre-hung split jam solid core Masonite door or equal
  • Interior French door: as per plan; primed solid core Masonite
  • Interior moldings:
    • Casing, windows and doors: 3 ½” Stafford Painted
    • Baseboard, first floor: 7 ½” Speed Base Painted
    • Baseboard, second floor: 7 ½” Speed Base Painted
    • Dining room: crown molding painted
    • Foyer and dining room: Wainscot and Chair-rail painted

Stairways

  • Main stairs: oak treads (stain), pine risers (painted), and pine skirt boards (painted). All open-end treads/risers as indicated on plans
  • Oak handrail (clear poly) post-to-post style
  • Balusters (paint)
  • Oak newel posts (clear poly)
  • Basement stairs: KD stringers, plywood treads and risers

Closets

  • Shelving: white, metal ventilated shelving
  • Pantry, storage closets as indicated on plans

Flooring – See Plans for Location

  • All flooring allowances are inclusive of flooring credit
  • Hardwood floors allowance: $8/sq. ft. Entire first floor excluding bath and mudroom
  • Pre-finished oak, 3 ¼” x ¾” red oak. Adding stain to floor will be additional charge.
  • Ceramic tile allowance: $8.25/sq. ft. labor and material installed in baths, laundry, and mudroom
  • Carpet allowance: $24/sq. yd. labor and material installed with 8 lb. pad in all bedrooms
  • Master bedroom tile shower with glass enclosure included

Mirrors and Accessories

  • ¼” plate glass mirror to be installed above vanity
  • Towel bars and toilet paper holders: included in plumbing fixture allowance

Kitchen Cabinetry, Vanities, Built-Ins, and Countertops

  • Kitchen, laundry, and bathrooms: layout as indicated on plan
  • Allowance: $20,000

Summary

Seller reserves the right to establish the placement of the home, alter existing topography, determine tree removal, and establish all final grades on property. All selections must be finalized in accordance with the construction schedule, which is part of the contract. In the event that certain selections are not finalized in time to meet the schedule deadline, Seller reserves the right to select from standard selections.

It is imperative that the Onwer/Buyer notify Seller’s Agent regarding any special material orders as they may alter the schedule and the ultimate completion date.

Change Orders will be sued for any change to the original plans and specifications. All Change Orders need to be agreed upon in writing: including cost, additional time considerations, approximate dates when the work will begin and be completed. Signed by both parties and a check made payable to Currier Homes prior to completing the Change Order.

Model and Spec homes may be enhanced with upgraded items and should not be considered standard features for homes.
